The inspection typically takes about three to four hours. This is a systematic visual inspection of the house and requires employing some tools and electronics.

Every house has 8 major components, our inspection covers it all from foundation to roof. These 8 major components are as follows;

1-    Roofing                                                           2-    Exterior

3-    Structure                                                        4-    Insulation/Ventilation

5-    Electrical                                                         6-    Heating

7-    Plumbing                                                        8-    Interior

The inspection will provide you with an unbiased, detailed and confidential knowledge of existing condition of the house. Upon completion of our thorough inspection, the outcome, observations and recommendations will be provided to you in writing.

We encourage you to accompany us at the home inspection for a complete walkthrough of the home. This way, we can point out any areas of concern and answer any questions you may have. If you are unable to accompany us during the inspection, we will still perform a thorough inspection of the home and provide you with a comprehensive report.

Townhouse inspection typically takes about three hours. This is a systematic visual inspection of the house and requires employing some tools and electronics.

Every townhouse has 8 major components, our inspection covers it all from foundation to roof. These 8 major components are as follows;

1-    Roofing                                                            2- Exterior

3-    Structure                                                         4-    Insulation/Ventilation

5-    Electrical                                                          6-    Heating

7-    Plumbing                                                         8-    Interior

Common areas are shared facilities within the townhome complex and these areas also divide the maintenance and repair fees which can be found with the strata council. We encourage you to obtain all strata minutes as far back as possible to understand any potential problems or past issues prior to inspection. And acquire any engineer reports from strata council if available for review.

* Condominium Inspection

 

 

 

 

 

 

 

 

Condo inspection typically takes about two to three hours. This is a systematic visual inspection of the unit and requires employing some tools and electronics.

We recommend our clients to expand their knowledge to any potential problem the building may have or had. We ask you to obtain the minutes of the strata council meetings as far back as possible. And would recommend marking any areas within the minutes that posed or poses problems to the building, for example; water and moisture problems. This will give us an idea as to where to start and what to look for within the unit plus the entire building. If there were any such problems we recommend you to ask for the engineering report for review, as we can read over prior to inspection. You may wish to ask the strata council if there is a warranty on repairs and any costly foreseeable building updates to come.

Our condo inspection schedule follows the industry standards and association guidelines. Inspections would include; Structure, Interiors, Exteriors, plumbing, electrical, Insulation and ventilation, Heating and cooling plus some other common functions of the building.

Common utilities, facilities and areas are shared within the building complex. These areas divide the maintenance and repair fees which is part of the Strata Fee and the monthly amounts can be obtained by the buyer/agent from the strata management office.

A Pre-Listing Home Inspection is commonly conducted prior to putting your home on the market.

Pre-listing inspection provides you with a better knowledge of your home and existing conditions prior to the buyer’s inspection of the property. The pre-listing inspection can eliminate/reduce future surprises which will be most likely discovered by the prospective buyer(s) inspector later on.

By doing so, you can prevent the hassle of unforeseen headaches of potential buyers wanting repairs done. Or a substantial negotiation tool for the buyer to lower the cost of your home. A Pre-Listing Inspection will give you time to find affordable remedies to correct any problems in advance and avoid the haggling with the buyer or possibly losing the sale.
